TNB - Frequent Power Failures

Dear All,

Regarding the frequent power failure at Jalan Hilir 3 and Jalan Hilir 4. Kindly note that the upgrading done by TNB is in progress. Currently, starting today, TNB had start working at their sub station at Hilir 4, in front of Ninie House. The barrier at Hilir 4 is now open, to comfort the job flow done by TNB.

Thank you for informing us and the efforts taken. Much appreciated.

I’d like to take this opportunity to raise a complaint. The subject is “cats and dogs.”

I am from house 5, Jalan 4 Hilir. I don’t rear pets but I am disgusted with “cats” roaming around. But that is not a problem. The problem is that certain neigbours here rear cats but don’t take care of them.

Last year, a dead cat landed in my backdoor and my wife and me had to packed it off for disposal. The year before, some idiot dumped into my dustbin and I had to do the same.

Last week a skinny sickly cat roamed and hid in my garden and refused to move out. Today I found the dead cat under the mango tree belonging to my neigbour (of house 7, Jalan 4 Hilir). The dead cat is likely to be there because my neigbour don’t even want to buy a dustbin. He hangs his rubbish up the mango tree. He doesn’t even sweep the dead leaves and it often get blown inside my garden. I have been tolerating this for years.

My other neigbours (on my right: House 3 and 1) rear dogs. And I get dog shit outside my house all the time or other dog owners from other streets walking their dogs and allowing them to shit every where in front of other peoples’ houses.

I know these are small problems but how do we consolidate goodwill and friendliness when other chose to behave less than expected from them.

TNB reply on black out issue

My telephone conversation with you is referred. As I explained to you, we are aware of the problem in Jalan Hilir 3 & 4.

The frequent supply interruption in the area is caused by fuse blow. This fuse blow is as a result of the increase of load usage over the past few years by the residents in the area i.e increase in aircond consumption & other appliances.

 

Our Maintenance Team have planned a system improvement project to reduce the loading in the area. This project involves laying of LV cables from the 11kV substation to the feeder pillars & poles and will involve DBKL permit. Estimated time to complete this project is about 3 months subject to DBKL permit approval. Meanwhile, the Maintenance Team are also looking at implementing some temporary solutions to overcome this problem.

 

Hope this explanation addresses your concerns regarding the issue.

DIALOGUES CONTENTS:-

Encik Faizal bin Mohammad Arshad, as representative from Taman Sri Angsana Hilir extend his thanks to TNB for responding to the association request with fast response. He further mentioned that the association had received good response and support from TNB especially during the dialogue with Ms. Ong Li Ling and TNB team, Taman Gotong Royong and EMF data taking process.

Following are the issues mentioned to be discuss with TNB :

  1. Street Lamp - Request to add more street line lamp especially between the Emergency Line whereby is dark and unsecured safety to residents and vehicles parked at the side lane.
  2. Residents Association Request for location of Rentis Land to utilized as Taman Sri Angsana Hilir Residents Community  Centre.
  3. Update on TNB planning at the PMU Pandan Maju which the location is beside Taman Sri Angsana Hilir
  4. Electricity Interruption Service (Black Out) at Hilir 3 and 4 (only night time) whereby within 2 months, the incidents happen very frequently. E.g. Last Friday till Sunday, 3 days of black out at Jalan Hilir 3 (Friday) and Hilir 4 (Friday - Sunday)

 

TNB responses as follows :

Street Lamps:

According to TNB, all the street lamps are under the supervision of PBT (Pihak Berkuasa Tempatan). In our case, its falls under Majlis Perbandaran Ampang Jaya (MPAJ). In any case, TNB is not permitted to install street lamps unless an approval letter issued by MPAJ for concern and approved the location of the new street lamps. The new street lamps will be born and under the expenses of MPAJ.

 

Hence, for our case, to resolved the problem of street lamps is to revert to MPAJ.

 

Exemption only falls to Remote or Rural Area whereby TNB provide subsidies for electricity supply, e.g. street lamps and etc. as social obligation of TNB towards customers and the nation needs.

 

 



TSAHRA Request for  Rentis Land: 

Rentis Land falls under the Akta 447, Akta Bekalan Letrik 1990. By laws, its clearly stated that  for high voltage tower, for safety purposes, there must be a buffer or clear land of 40 meters (20 meters from tower point on left side and 20 meters on right side= means 40 meters) The clear land falls under the Rentis Land.

 

Furtherance of Akta 447, its further mentioned that TNB are given the right of ‘hak laluan’ to the rentis land and it does not mean the land is under the ownership of TNB.

 

In our case, at our area, The rentis land beside our taman is land held by the government. Means, in order for us to use the land, we need to apply T.O.L (temporary Occupation of Land) from the Land Office to use the Land.

 

Once we received the approval of T.O.L from the State Government, then we need to furnish and keep TNB informed the usage of the rentis land. Basically, TNB will advice what is permitted and prohibited activities in Rentis Land. This to ensure safety. In practice, TNB does not issue any approval letter to use the land.

 

Vice versa to individual land owner under Rentis Land, we need to request permission from the land owner to use the land.

 

Hence, TNB further mentioned that under Rentis Land is prohibited to build any structure on it.

Update on TNB Future Planning:

Basically, there are two (2) futures planning in Pandan Area:

  1. TNB under process of upgrading (expending the capacity of the current PMU-make it bigger) the current PMU Pandan Maju situated beside our taman, especially surrounding Kampong Pandan. The location from Masjid Ar Rahimah towards our current PMU Pandan Maju station.
  2. Means that all the flower nurseries  and the junk metal scraps shops (beside the bridge in front of Perodua Kg.Pandan ) and 16 illegal houses (setinggan) and flower nurseries beside the setinggan towards the current rentis located beside our area inclusive beside the Hilir 6 and Hilir 3 (inclusive the car wash, motor repair stall and empty stall beside Taman Sri Angsana Hilir Guard House). This area is now ownership occupied by TNB. TNB had paid premium to the Government for the possession of  the land. The project is delay due to MPAJ default of demolishing all the mentioned area’s including beside our Taman area)TNB is under process of upgrading the small tower (talian kecil). Upgrade from 33 kV to 275 kV.

The two above projects are considered as TNB MEGA PROJECTS. The electric supply chain to fulfill the electricity usage start from KAMPONG PANDAN - AMPANG EAST - BENTONG - LENGGENG.



Electricity Interruption at Taman Sri Angsana Hilir:

Ir. Zuhairy bin Mahidin the person in charge will look into our complaint and will take fast action towards minimized the power supply break down.

Other matters:

TNB informed that the tender for brick wall fencing to replace the current fencing at  PMU Pandan Maju (beside our taman) is already out and open to public to bid for the price to build up the bricks wall fencing. It will be awarded soon.

TNB is much obliged to work together with any Residents Association to hold dialogues for the public to know the updates of TNB or to discuss any complaints or problems occurred within the TNB portfolios.

MPAJ cut off tree yesterday

Dear All Committee Member and Block reps,

Please take note that yesterday MPAJ had come to our taman for the trimming of abandoned tree at Jalan Hilir 3, nearby the rentis area and road heading to Hilir 6. It means that they are complying with the letter we submit to them last two weeks and also based on the reply letter to us received on last Friday via post (Had view it during our last Friday night committee meeting.

But, for your all information, the trimming of tree is done half way due at the tree there are 3 ‘sarang tebuan / lebah tanah’. According to MPAJ, ‘tebuan tanah’ is very dangerous and can cause death if being attack by it. Based on the officer in charge yesterday ( Encik Khairul Salleh), he will launched a report to the Jabatan Penguatkuasaan that’s will execute the job to demolished the 3 set of ‘sarang tebuan/lebah tanah’ (will email the pic of the ‘sarang tebuan’)in next email.

As per for the mango tree at Jalan Hilir 4, I had talked to the house owner wife with the MPAJ people. Since that the fruit tree is under the supervision of house owner, the MPAJ people s agreeable to help with minimum cost. They had charges the owner RM 400.00 for the service of cutting and cleaning the area after cutting of tree. The owner will response to me by today (the owner wife aint is expensive- but at my point of view, RM 400 is reasonable based on the size of tree and service plus cleaning the area after cutting + transport). I given the wife my HP no. and till up to date no response from the house owner for the cutting of the tree.

Safety Measures @ Home & Our Surrounding Areas

Dear Residents,

We wish to express our sincere appreciation for your cooperation and participation in our recent gotong royong and are confident that more residents will be encouraged to participate in our future events and render assistance to improve the security and environment of our Taman.
We are taking this opportunity to inform you of the recent burglary and robbery that occurred in our Taman and hope that you will take all necessary precautions.

Of late there are incidences of burglars breaking a car side wind screen at Jalan Hilir 6 and a case of attempted burglary intercepted by our security guards. Most recently, on 8.4.2009, 5.30 pm at Jalan Hilir 4, a group of robbers armed with parangs charged into one intermediate house and forced the houseowner to surrender their car keys to two luxury cars and drove away in broad daylight without any fear or hesitation. Fortunately, the affected residents were not hurt.

Our committee is looking into ways to tighten the security in our Taman including guards recording cars without stickers entering the Taman, reviewing the boom gates opening hours, guards’ patrolling schedules and so forth. While these measures will create some inconveniences to residents, it is necessary for all residents’ safety and well being.

Our committee also wishes to remind residents to take all necessary steps to prevent these robbers from intruding into your house at any time and causing injury and loss of valuables. Precautions such as closing your house gates and grilles at all time, will create awareness among your neighbours on security and so forth.

We wish to further remind that these robbers come in a group and are armed and it is not easy for a few residents or guards to handle the situation and we sincerely do not have any better preventive precautions at this time. We hope you will appreciate these problems and try to create awareness amongst your immediate neighbours on the happenings as mentioned.
Meanwhile, the committee will discuss further on the security measures and will keep you informed accordingly. Thank you.
